The Ballard Independent | Seattle, WA

Luxury Multi-family Project

Role: Technical FF&E Designer & Coordinator

Firm: Ariel Fox Design

Client: Holland Partner Group

Scale: 238-Unit Residential Development | 7 Stories | 276,576 Sq Ft

Project Narrative

Inspired by the vibrant maritime history of Seattle’s Ballard neighborhood, this 7-story development blends industrial textures with a “big-spirited” community focus. As a key designer on this interstate project, I managed the FF&E lifecycle for the primary amenities and model residences, ensuring the design’s coastal-industrial narrative remained consistent through execution.

Technical Execution & Impact

Lead Designer for Model Residence: Fully directed the design, selection, and implementation of a featured model unit. Managed the complete spatial layout and FF&E curation to showcase the property’s aspirational lifestyle for prospective residents.

  • Interstate Project & Logistics Coordination: Served as a primary coordinator for this out-of-state project, managing complex logistics and communication between the Los Angeles design studio and the Seattle-based site.
  • Specialized Decorative Installations: Conceptualized and coordinated the custom hanging greenery installation in the Mailroom. Managed species selection and technical mounting requirements to enhance the “nature-meets-industrial” interior detailing.
  • On-site Installation & Quality Control: Traveled to the project site to lead the final installation phase. Supervised delivery teams across 276,000+ sq ft of space, ensuring precise placement in high-impact zones, including the rooftop amenity and fitness center courtyard.
  • Documentation & Procurement: Utilized AutoCAD and InDesign to maintain technical furniture plans and comprehensive specification sheets for high-volume procurement through Google Sheets.
